Service Limitations
We would rather tell you up front what we do, what we do not do, and where the lines are. That way there are no surprises once we are on site.
What we handle
BETEP handles interior and exterior home repair: drywall and ceiling restoration after leaks, doors and locks, interior painting and trim, exterior and pressure washing, and small punch lists.
Every job is looked at and priced before we start, and the agreed price is put in writing.
What we refer out
Some work is licensed or specialized, and we will not pretend otherwise. We do not perform plumbing, electrical, gas, structural or framing replacement, roof access work, mold remediation, or lead abatement and deleading.
When a job needs any of that, we tell you and point you to the right licensed specialist. We restore the visible result, for example the stained ceiling after a leak, not the licensed-trade cause behind it, such as the pipe or the roof.
Older homes and lead paint
On homes built before 1978, we follow lead-safe work practices under the EPA Renovation, Repair and Painting (RRP) program and provide the EPA 'Renovate Right' guide before disturbing painted surfaces.
Lead abatement and deleading are separately licensed work that we do not perform and will refer out.
Hidden and pre-existing conditions
We are not responsible for conditions that were not visible at the estimate, such as prior water damage, concealed mold, older code issues, or damage behind a finished surface.
If we open something up and find a bigger problem, we stop, show you, and agree on the next step in writing before going further.
Changes to the job
The work we do is the work described in your estimate. Anything beyond that is handled with a simple written change order, so the scope, price, and timeline stay clear.
Where a permit or a licensed trade is required, that is arranged separately and is the homeowner's decision.
