Estimates and pricing

Prices shown on this site, and any verbal or 'starting at' figures, are estimates, not fixed bids. The binding price is the one confirmed in writing before work begins.

Estimates can change with the scope, the access, and anything discovered once work starts. Materials may be billed separately from any service-call minimum unless we say otherwise.

Written contract and deposits

For jobs over $1,000, both Massachusetts law and our own practice call for a written contract.

Any deposit is limited to the greater of one third of the price or the cost of special-order materials, with the balance tied to the work and final payment due at completion.

Our workmanship warranty

We stand behind our labor and will correct defective workmanship on work we performed, for a reasonable period after completion.

This does not cover normal wear and tear, materials you supplied, pre-existing conditions, or problems caused by other trades, weather, or later changes made by others.

Limits, and what we never limit

Except where the law does not allow it, our responsibility for a job is limited to the amount you paid for that job, and we are not liable for indirect or consequential losses.

Nothing in these terms limits any right you have that cannot be waived under Massachusetts law, including your rights under Chapter 93A and our responsibility for gross negligence or willful misconduct.

Changes, scheduling, and your part

Extra or hidden work is done only by signed change order. Arrival windows are estimates, not guarantees, and weather can move outdoor work.

We ask that you provide safe access and a clear work area, and that pets and valuables are secured. Governing law is Massachusetts.
