What's on a turnover punch-list?

A typical make-ready, worked in one pass. We confirm each item as done so nothing is left half-finished.

  • Patch nail holes, dents, and drywall damage
  • Repair water-stained or cracked ceilings
  • Touch-up or full repaint of walls and trim
  • Adjust or rehang sticking doors; swap worn locks and hardware
  • Re-caulk where it has failed
  • Clear the accumulated small fixes, loose bars, cabinet doors, scuffed baseboards

Regulated electrical, plumbing, and gas work goes to the registered trade that holds it, we do not improvise on those. What we own is the repair and finish work that makes up the bulk of a turnover.

Can you do a full turnover in one visit?
Most turnovers fit into one coordinated visit, patching, painting, ceiling repair, doors and hardware, and the punch list. We confirm the scope in writing first and tell you if anything needs a second pass.
Do you work from a lockbox while the unit is vacant?
Yes. We regularly work from lockboxes and coordinate access directly, so you do not need to be on site. We confirm entry and exit and document the work with photos.
Can you handle recurring turnovers?
That is a core part of what we do. Give us the scope and timeline and we will slot each turnover in before the 1st, with per-unit documentation you can forward to owners.
