Upfront numbers, confirmed before we start
We'd rather over-explain pricing than surprise you with it. Here's how our visits are structured and roughly what to expect by area, with the real number for your job confirmed on site.
What a visit starts at
Pick your area and timing to see the starting visit fee and hourly range. This is a guide, never a job total.
How estimates actually work
Two lanes, depending on the job. Neither ends in a surprise.
Booked at the visit minimum
For a well-defined small job, the visit fee covers the trip plus up to the first hour on site. Many small fixes fit inside it, and if the work continues, the minimum is credited toward the total.
Priced in writing on site
For anything bigger, a ceiling restoration, a turnover, we inspect first, then give you a written price before starting. If we open things up and find more, we stop and call before growing the scope or the price.
